The smell of Cedar on the first day of Winter ❄️

Super impressive project. Why? The homeowner took artistic license on a typical 90s build. To start an extensive remodel which she’s doing piece by piece, she took several months choosing the color and hardware for her front door and new patio door. The selection of textured glass for her custom storm door made a big difference as well. The Lentils (above the windows) are painted with a Rust Inhibiting Primer and Rust Inhibiting Paint in ‘Oil Rubbed Bronze.’

This frail Plano chimney is getting new clothes. We tightened the sheathing around the framing and extended sheathing 4” up the framing in order to run Ice & Water shield over the framing and across the deck. Similar concept to a shower pan. We then installed proper custom Apron flashing and step flashing and resided it.

Re-roofing, re-siding which means great re-flashing, Allen, TX. Final few from 2023 countdown and storm well accomplished for Archgate.

Fall is here 🍁🍃and we are picking back up on siding. Replacing Masonite with Hardie on this Plano home and prepping for paint. The guys are enjoying the cooler weather.

First and second official days of summer, it’s going to be a hot summer.

Repairs to fascia and soffit before paint and gutters on a couple of Plano homes.

Topped it off with SW Extra White and gutters. This siding style is ‘Board & Batten.’ The stuff you see in Andy Griffith. Very popular with the young folks now. Andy didn’t have Hardie of course.

Owner didn’t want to remove the patio. So this ended up being a fun project. We cut custom metal 1.5” into the driveway and ran it up the sheathing 4” to keep water out. The first course of siding is PVC and then z flashing and up from there with the Hardie. All over 2’ of pressure treated sheathing up the side walls and pressure treated framing. Typically the underlayment falls on the outside of the flashing. In this case, keeping water from coming in was the issue so we wrapped it around the sill plate.

Patio slab poured above framing. Framing below grade. Rot to siding and the carpenter ants finished off the framing.

Always use externally braced Whirly Birds; they’re less susceptible to wind damage

This homeowner is fixing to landscape with shade loving Texas natives. One of the best🌳 filled neighborhoods, east of White Rock, which is why we used leaf screens on the new dark bronze gutters.

Source of leak re earlier post was not the beautiful flashing but the mortar on the window sills, which we repaired in the area of leak. We ended up repointing an additional 9 window sills.

Re-deck in Dallas. Not often we run into a re-decks anymore. The code changed in the 80s disallowing shingles over wood shakes and so we used to pull up a lot of wood shakes under shingles and deck them. But now, we only re-deck if existing decking is too thin, not up to code. In some of the older homes. It’s rare.

Today called out to look for a leak. Turned out to be mortar on the window sill. Incidentally, check out that beautiful flashing, which isn’t leaking. Beautiful job by Archgate.

Before and after Roof Replacement, fascia replacement in Preston Hollow. The homeowner found themselves repainting the soffit every couple of years. The fascia was flush with the soffit. We installed new fascia providing a 1” overhang to prevent water from rolling under and sitting on the soffit and painted. With the new gutters and roof the homeowner shouldn’t have maintenance for a good 10+ yrs.

Re-roof and siding. A couple of young, ambitious homeowners in Dallas wanted to keep the mid century mod style so went back with board on batten, this time with Hardie. One exterior wall needed reframing and the new windows were set on rotted 2x4s so the window guys came out and removed the windows and we replaced the 2x4s. Rot free, termite free and back to mid-century modern. Turned out beautifully. Re-roof in Malarkey Storm Grey.
